Welcome to electro-tech-Online! You may purchase one 12V 1 amp eliminator from market, open it and have an LM317 Adjustable regulator with what ever switchable outputs you need.
Basically study LM317 data sheet (attached)and carefully and using LM317 with a proper heat sink to cool, your job is done.
